As an internally-managed fund, our team is committed to our business allowing us to maintain greater control over the management and operation of our business than externally-managed funds. Our management’s interests are aligned with those of our fellow shareholders. As our portfolio grows in the future, it should also help us to achieve greater operational efficiencies and realize better economies of scale.
Our management team’s real estate and investment experience will lead our company to achieve the growth goals of our funds. We have over 24 years of collective residential real estate investment, leasing and operations experience and have been involved in over $30 million of real estate transactions. The members of our management team have inspected thousands of single-family residences and acquired 350 properties to rehabilitate and rent in Ohio and Florida. Our management team has developed a positive track record in acquiring, managing and selling residential real estate.
For acquiring assets that meet or exceed our conservative underwriting process, we have developed a strict, efficient, and cost-effective process which includes disciplined due diligence steps and financial return requirements. We have developed both local and national partnerships with wholesalers and other property sources which allows us to acquire off-market properties before they are offered to the public.
We have developed a wide network of professional and personal relationships with industry professionals over the years which provides us a vast resource of property renovators, providers of foreclosed properties, property managers, lenders, investors, real estate brokers, attorneys, fund administrators, title and insurance companies, and CRA consultants to rely on for engagement as needed.
